THE BLUEGRASS
Markets I actually work
Cynthiana to Lexington is where I spend my time: Harrison, Bourbon, Scott, and Fayette counties, plus Winchester and Clark County when that is where you want to look. Each place has its own sales. I don’t average them into one price.
HARRISON COUNTY
Cynthiana, Kentucky
Cynthiana is the seat of Harrison County, and a lot of my week is spent here. The courthouse square, the streets off Main and Pike, and the farm lanes a few minutes out of town are different houses. They should not be priced as if they were the same.

Paris, Kentucky
Paris is Bourbon County’s seat, and it is my office base. Winchester Street is home base, which keeps listing appointments, signings, and last-minute walk-throughs close.

Georgetown, Kentucky
Georgetown sits in the path between the county seats to the north and Lexington to the south. Scott County has a working downtown, established streets, and newer sections shaped by growth along I-75 and the Toyota corridor.

Lexington, Kentucky
Lexington has the most homes, and they move faster than Cynthiana or Paris. In-town streets and the edges of Fayette County are not the same market. A small-town plan will sit here. A Lexington price pasted onto a Harrison County farm will scare off the buyers who would have paid a fair number.

Winchester, Kentucky
Winchester is the seat of Clark County, east of Lexington. Buyers cross-shop it with Lexington’s east side and with Bourbon County when they want a county-seat price and a manageable drive.
Harrison County
Cynthiana is the center, and the rest of the county is farms, small crossroads, and homes that need a local comp, not a Lexington average. My pricing starts here when the house is here.
Bourbon County
Paris is the center of the county. A town lot and horse-farm acreage are different purchases. Name which one you want before anyone talks about price per square foot.
Scott County
Georgetown and the surrounding growth corridor reward buyers who decide what they are paying for: a newer house, a downtown spot, or a shorter drive to Lexington.
