HARRISON COUNTY · KENTUCKY
Cynthiana realtor for buyers and sellers
Cynthiana is the seat of Harrison County, and a lot of my week is spent here. The courthouse square, the streets off Main and Pike, and the farm lanes a few minutes out of town are different houses. They should not be priced as if they were the same.
Buyers come here for a yard, a quieter evening, and a price that still has room compared with Georgetown or Lexington. Sellers win when the list price is built from Harrison County closings, not from a Fayette County price per foot pasted onto an older home.
Why I work in Cynthiana
I treat Cynthiana as home ground, not a side note on a Lexington search. Showings, feedback, and the hard questions in the middle of a contract stay on my phone.
If a house needs work, I’ll say so before it hits the market. A straight prep list beats a week of surprise showings and a price cut that looks like distress.
In town
Homes near the square sell on being close to town, an older floor plan, and condition. Updates matter, and so do the roof, the foundation, and a seller who can explain them.
Just outside town
Acreage along the corridors out of Cynthiana asks a different buyer. Barns, road frontage, septic, and how the land is used belong in the first conversation, not the inspection week.
How I price it
I start with recent Harrison County sales a buyer would actually cross-shop, then adjust for condition and how long similar homes sat. The number has to survive the first two weeks.
