Georgetown and the Lexington commute: a buyer checklist
Scott County buyers comparing Georgetown with Lexington can use this checklist before they write an offer.
Georgetown gets sold as close to Lexington. Close is a drive at the hour you actually leave, not a dot on a map. Before you treat a Scott County house and a Fayette County house as the same choice, price the difference in time and in the monthly payment.
Drive it, then write the numbers
Drive the route when you would leave for work and when you would come home. Add HOA dues, taxes, and insurance to both houses so you are comparing a month of living there, not two list prices.
Then name what the Georgetown house gives you that the Lexington house does not: a newer roof, a larger lot, a garage, a lower payment. If you cannot name it, you may be buying a commute out of habit.
Sellers on the corridor
If you are listing in Georgetown, assume the buyer has a Lexington tab open. Your price, photos, and first-week plan have to answer that comparison. I build the listing around the buyers who are actually cross-shopping Scott County this month.
Cynthiana and Paris belong in the same conversation when land or a lower price matters more than the interstate. Say so at the start and the short list gets shorter.
