Paris, KY: what buyers should ask about acreage and city lots
Bourbon County buyers in Paris need different questions for an in-town lot than for horse-farm acreage. Here is the short list.
A Paris search mixes two different purchases. One is an in-town lot, where you are buying a house and a street. The other is acreage, where you are buying land that happens to have a house on it. You do not write those offers the same way.
In-town Paris
Ask about updates that are easy to photograph and systems that are not. Roofs, windows, electrical, and drainage decide whether a charming street is an easy five years or a project. Also ask what you are walking to, and whether street parking is part of daily life.
City-lot comps should stay in town. A renovated house near Main is not priced like a house on five acres because both say Paris, KY.
Acreage in Bourbon County
Ask how the land is used, what is fenced, where water comes from, and what the outbuildings are actually fit for. A barn in the photos may be storage, horses, or a future expense. Soil, frontage, and access change value as much as the kitchen.
My office is on Winchester Street in Paris. If you are deciding between a town house and a farm lane, I can put both on one short list and tell you which questions belong to which property.
